STEPUCHOWO MANOR (POLAND - WEST)

The manor build in 1860 is located 65 km north-east from Poznan, situated on the 15 acres
of land (park) adjacent directly to the 270 acres postglacial and undisturbed (secluded)
lake.
The rectangular walls of the manor contain ca 1400 mē of usable space, including
ultimately 17-20 luxury studios /apartments (some of them with balconies or patios) with
bathrooms or showers and small kitchenettes, reception and representative ground floor
function rooms as well as medieval refurbished brick walled basement premises. The
terraced backside cascades (stepping) directly towards the lake.
It has wide potential from being the luxury private and/or business residence to an
exclusive spa-resort with the private access to the lake.

The entire building has been under reconstruction/renovation almost from almost a ruin.
Part of the building i.e. tower section is already habitable. The reconstruction is advanced
in -70%. The remaining process of reconstruction concerns primarily to the interior
finishing and decorative part (plastering, painting, flooring), as well as exterior plastering.
The reconstruction has been and is carried to the highest technical standards and in a way
to conserve and rebuild most of the original architectural and construction features (e.g.
raising damp extinction, timber supporting ceiling beams, attic timber roof structure,
rooms partition walls with built in timber structure, brick arch structure of medieval
cellars). The building could thus easily withstand the next at least 100 years without
major structural repairs. The building structure has been reinforced and where necessary
rebuilt, reconstructed and modified or adapted to the contemporary technological
requirements. The building has new electricity and piping network (water, c.h.), media and
alarm wiring, a/c ducts - all ready to connect, double glazed new mahogany windows with
structural mahogany framing all around, etc.. The facilities for the handicapped are also
scheduled to be available (e.g. wheelchair entry, lift to the floors, bathrooms and toilets).
In front of the building there is a large space scheduled for parking facilities.
The whole estate is listed as a National Heritage. The permission for
reconstruction/renovation from the National Heritage Conservation Office (Konserwator
Zabytkow) is still valid. Any major alterations to the approved schedule would require
consultations and/or approvals of the above Conservation Office.
The 15 acres (6,12 hectares) of park land is flat and wooded (mixed old trees - English park
alike) with small pond and a creek. The park land has the facility for a habitable building
(e.g. a small hotel) to be potentially constructed to increase the living accommodation of
the estate. The adjacent lake of about 270 acres (120 hectares) does not belong to the
estate but has a private small pier access directly from the manor and the permission to
use it freely. The land is not yet fenced and for the time being the locals have an access
to the lake and one location, distant from the manor, is used during summer as swimming
spot for local youngsters. Otherwise the lake is not frequented and is left undisturbed and
secluded. The surroundings of the estate offer additional superb rural attractiveness as
well as resting facilities.
Poznan is the fifth biggest town in Poland. The capital of the Wielkopolska (Great Poland)
region. Once it used to be the capital of Poland. The population abt.0,6-0,7million. The
place of worldwide famous Poznan International Fairs. Major businesses: automobile (VW
major Polish assembly plant), pharmaceuticals (Glaxo), machinery (H. Cegielski, SKF),
brewing (Lech - South African Brewery/SABMiller). etc.
The property is located in the heart of the very historical origins of the Polish state.
Gniezno, the very first medieval capital of Poland and the site of the very first Christian
(catholic) diocese in Poland is just 26km away.
